Once home to Tichenor Antiseptic Co. (as in the toothpaste and mouth wash manufacturers), this CBD building sold last year for $1,134,000. The buyers, Solomon Group Ventures, are waiting on the go-ahead from the zoning lords to switch this over to a mixed-use office/residential spot. If all goes as planned at next month's meeting, the first floor of 825 Girod Street Studio and Residence will be offices with parking next door. Three apartments, a pool, hot tub, rain garden, and terraces will be on the second floor and one of the apartments will extend up another level. The architecture firm Eskew+Dumez+Ripple are the cats behind this project.
Sidenote: As you may recall, Girod Street is going to be the center of the coming-soon South Market District. Sidewalks will be widened to 20 feet and a lane of traffic will be removed.
