Central Business and Warehouse districts’s least and most expensive homes for sale

Evaluating home costs by price per square foot

Last week, our friends at NeighborhoodX released a chart that ranks 17 New Orleans neighborhoods from least to most expensive. This week, the research and analytics firm analyzed home prices in the Central Business District and Warehouse District.

As of October of 2017, the Central Business District and Warehouse District have an average price per square foot of $435, trailing just behind the French Quarter.

“However, behind that average price, the prices range considerable, from $295 to $998 per square foot," says Constantine Valhouli, Director of Research for NeighborhoodX. “This also highlights how the most affordable properties using one metric - such as price per square foot - aren't always the most or least affordable on an asking price basis.”

The most expensive home in the Central Business District is this penthouse at 1001 Julia Street, asking $999/square foot. Currently under construction, Curbed NOLA listed this planned home as the most expensive listed condo for sale in New Orleans. Measuring in at 3,154 square feet, this unit has three bedrooms, four bathrooms, and a 1,655-square-foot private terrace. Highlights to be include its floor-to-ceiling windows, solid white oak flooring, and walnut cabinetry. Its asking price is $3,150,000 and HOA dues are $1,843/month.

610 John Churchill Chase Street unit L6, which asks $295/square foot, is the least expensive home in this area. Located two blocks from Convention Center Boulevard, this luxury unit has exposed brick walls, an open floor plan, wood flooring, and a well-equipped kitchen. Amenities include in-unit laundry, assigned gated parking, and a rooftop deck. Asking $609,000, its HOA dues are $722/month.
