Earlier this week, our friends at NeighborhoodX released an analysis on the average home prices in the Irish Channel.
Today, the research and analytics firm has released a chart of the least expensive homes in that Neighborhood. In a recent study, NeighborhoodX ranked the Irish Channel as the 10th expensive neighborhood in New Orleans, falling in between Faubourg Livaudais and Lakeview.
2512 Magazine Street unit G ranks as the least expensive listed home in the Irish Channel. Asking $259,900, this home has two bedrooms, two bathrooms, and 1,293 square feet. Highlights include its landscaped grounds, roomy sitting porch, granite countertops, and vaulted ceilings. It even has gated off-street parking. HOA dues are $582/month.
The most expensive on this list is this $335,000 single-family home located at 618 Harmony Street. At 1,280 square feet, this home has two bedrooms and 1.5 bathrooms. Recently renovated, it has new flooring, light fixtures, and an updated kitchen. It sits roughly two blocks from Tchoupitoulas Street.
Constantine Valhouli, Director of Research at NeighborhoodX, says this analysis excludes foreclosures and short sales, as well as properties positioned as development sites.
"Our analysis focuses on the difference in per-square-foot prices within the neighborhood,” he says. “We excluded total rehabs from the study because these are priced lower to offset the cost of renovation, and would affect the integrity of our data.”
