How much does it cost to live in Algiers Point right now?

One of New Orleans less expensive neighborhoods

While we spend a lot of time on Curbed New Orleans talking about the East Bank, we haven’t forgotten about the West Bank. Today, our friends at NeighborhoodX have analyzed home prices for Curbed New Orleans’s two-time Curbed Cup champion, Algiers Point.

"The average asking price in Algiers Point is $159 per square foot," says Constantine Valhouli, Director of Research for NeighborhoodX. "But the average price never tells the whole story about a neighborhood's housing market."

For comparison, Algiers Point ranks on the less expensive side of NeighborhoodX’s neighborhood chart, between Gentilly ($136/square foot) and Treme ($178/square foot).

On a square-foot basis, 238 Morgan Street is the most expensive home in Algiers Point, asking $377/square foot. Built in 2005, its the only single-family home located on the levee portion of Morgan Street. At 3,942 square feet, its has five bedrooms and 2.5 bathrooms. Highlights include its front- and rear-facing covered sitting areas, an open-floor living room, and an expansive master bedroom with two walk-in-closets. After a $110,000 price drop, it now lists for $1,490,000.

This two-story Victorian multifamily home on Verret Street is the least expensive property asking $123/square foot. At 3,171 square feet, it has a total of five bedrooms and 3.5 bathrooms. Split into two units, its larger unit has four bedrooms, two bathrooms, and 2,371 square feet. Its smaller unit has one bedrooms, one bathroom, and 800 square feet. It has a total of eight fireplaces, pocket doors, tall ceilings, and a roomy double gallery. Though, its kitchens can use some TLC. The asking price is $390,000.
