New Orleans home prices, analyzed: Seventh Ward in October of 2017

It holds one of the least expensive properties in New Orleans

Earlier this week, Curbed New Orleans looked at exceptional homes priced under $300,000 in the Seventh Ward. Today, Neighborhood X has evaluated home prices the Seventh Ward, which has a median price of $119/square foot.

In its early-October analysis, the research and analytics firm found the Seventh Ward to rank in between Gentilly ($136/square foot) and Hollygrove ($84/square foot).

On a square foot basis, this two-story Arts and Crafts on North Tonti Street is the most expensive home in the Seventh Ward neighborhood. Priced at $292/square foot, this home has three bedrooms, 2.5 bathrooms, and 2,498 square feet. It has a large sitting porch and second-floor gallery. Decorative details include its eye-catching millwork, crown molding, mantels, tall ceilings, and beautiful hardwood floors. Its floorplan allots for traditional living and dining spaces. It hit the market at $729,000.

One of the least expensive homes in the neighborhood is this duplex located at 3308 Pauger Street. Priced at $26/square feet (one of the least expensive rates in the city) this home has a total of five bedrooms, three bathrooms, and 2,800 square feet. Its larger unit has three bedrooms, two bathrooms, and 1,400 square feet, while its secondary unit has two bedrooms and one bathroom. Beyond its simple floorplan, several rooms in this property need to be overhauled, and several repairs need to be made. If you’re up for the task, its asking price is $72,000.
