Analyzing homes by price per square foot

Since March, Curbed New Orleans and NeighborhoodX partnered to evaluate home prices throughout New Orleans’ many neighborhoods, including the French Quarter, Garden District, Treme and Marigny. This week, the research and analytics firm evaluated the neighborhood by the water: Bayou St. John.

A subdistrict of Mid-City, the Bayou St. John neighborhood is bonded by the Bayou, Esplanade and Lafitte Avenues, and North Broad Street. In many cases, The Fairgrounds neighborhood is often considered apart of Bayou St. John.

According to NeighborhoodX, the average price per square foot for Bayou St. John homes is $239. In its research, NeighborhoodX excluded properties properties that required significant renovations, which tend to skew the price for square footage.

On the low end of the spectrum is this recently renovated 3,000 square feet duplex priced at $175 per square foot.

On the higher end is this quaint 956 square foot cottage, priced at $361 per square feet.
