Lower Garden Subdistrict to get a relatively affordable condominium

Developer boasts inexpensive HOA dues

The Residence Josephine condominium is slated for completion in June of 2017. It’s selling point? Being the best bang for your buck around the Lower Garden District.

The branded LGD condominium—which is technically in the St. Thomas neighborhood —is located at 2100 St. Thomas Avenue, on the corner of Josephine Street and St. Thomas. The complex is two blocks from Tchopitoulas Street, and overlooks Boettner Park.

The four-story condominium will have 28 residential units, each coming with two bedrooms and two bathrooms. Units will have at least 977 square feet, and start at $299,500.

Homes come standard with with quartz countertops, GE Slate appliances, LED lighting, and a full-sized washer and dryer.

In an official release, Residence Josephine boasted house prices that are at least 25 percent lower than the surrounding LGD neighborhood.

Most of all, the HOA dues for the condominium are $265.51/month, which is loads lower than some of the most luxurious condominiums around the city.

Amenities include an on-site garden, and outdoor living room with a pool and grilling area, and gated parking.

Other upcoming Lower Garden District developments include a new mix-used complex by Edward Communities.
