May 2017: Evaluating the Irish Channel neighborhood price range

Using price per square feet to evaluate cost of housing

Over the last few months, our friends at NeighborhoodX have analyzed house prices in New Orleans. So far, the analytics and research firm evaluated over 10 New Orleans neighborhoods in depth and released a global analysis of fifteen popular neighborhoods in the city.

Today, NeighborhoodX revisited the Irish Channel. In May of 2017, the average price per square foot in the neighborhood is $262. In March of 2017, the price was $4 more at $266 per square foot.

In its global analysis, NeighborhoodX ranked the Irish Channel as the 7th most expensive neighborhood in New Orleans.

2421 St. Thomas Street

2421 St. Thomas Street marks the most expensive property for sale in the Irish Channel, priced at $329 per square foot. Built in 2013, this 1,606-square-foot home has three bedrooms and two bathrooms. Highlights include the home’s beautiful wood flooring, mantel fireplace, brick patio, and its covered rear porch.

503 Washington Avenue dominates the least expensive end of the analysis, priced at $145 per square foot. Measuring in at 2,404 square feet, this three-story condo has four bedrooms and four bathrooms. Its most notable features include its decked out kitchen, complete with granite countertops, stainless steel appliances, and its butler’s pantry.

In May, NeighborhoodX released research on the least expensive properties in the Irish Channel. The home prices ranged from $209,000 to $369,900.
