Getting creative in tight spaces

Sometimes it’s hard to get creative with limited space. And, it can get even harder when small spaces have more than one bedroom.

Interested in some of the most compact living spaces the city has to offer, our friends at NeighborhoodX aggregated data on the 10 smallest two-bedroom condominiums around the city.

The listed condos range from 584 square feet to 790 square feet.

1200 North Rampart Street Unit #7 reigns as the smallest for-sale, two-bedroom condo in New Orleans. Priced at $375,700, this home has two bedrooms, 1.5 bathrooms, and 584 square feet. The home utilizes a loft design to squeeze in a second bedroom. Highlights include an exposed brick interior, vaulted ceilings, and the home’s balcony that faces North Rampart Street. HOA dues are $419/month.

813 St. Peter Street.

813 St. Peter Street ranked on the higher end on the square footage analysis. Priced at $499,000, this home has two bedrooms, two bathrooms, and 770 square feet. This fully-furnished home has a relatively sizable kitchen, modestly-sized bedrooms, and a dedicated laundry room. The home even has a compact patio at its rear. HOA dues are $460/month.

"Two things stand out for me in this analysis," says Constantine Valhouli, cofounder of NeighborhoodX. "One is that the tiny two bedroom condos demonstrate what can be done with clever design in the footprint of a studio or one bedroom."

“The other is that the overwhelming majority of these compact two-bedroom condos can be found in the French Quarter (only three are found elsewhere—Marigny, Irish Channel, and Metairie),” Valhouli says.

Valhouli says that homes with smaller foot prints tend to be more profitable on a per-square-foot basis, but more affordable for the buyer.
