New Orleans has over 73 neighborhoods, each with its own individual feel. Two neighborhoods in particular, Bayou St. John and Fairgrounds, are relatively quiet, but are known for their spring musical festivals: Jazz Fest and Bayou Boogaloo.

Here are some of the best homes for sale in Bayou St. John and the Fairgrounds for under $400,000.

941 North White Street

Built in 1917, this Bayou St. John Cottage hit the market at $399,000. At 1,378 square feet, the home has two bedrooms, two bathrooms, and traditional living and dining spaces. Highlights include two exposed brick fireplace, soaring ceilings, and hardwood flooring. The home’s kitchen has stainless steel appliances, quartz countertops, subway tile backsplash, and custom wood cabinetry.

2656 Bayou Road

Priced at $379,000, this restored shotgun mixes the old with the new. The 1,756-square-foot home has three bedrooms, two bathrooms. The home has 12-foot ceilings, hardwood flooring, and its original wood trim. The kitchen has stainless steel appliances, marble countertops, and a spacious island. The master bedroom suite has a large walk-in closet and leads into the master bathroom that has a double-vanity sink and a separate bath and shower.

2748 Bellechasse Street

Less than a block from Ursulines Avenue, and built in 1965, this Bayou St. John cottage asks $345,000. Measuring in at 1,268 square feet, the home has three bedrooms and two bathrooms. The most notable attributes are the home’s large open floor living and dining room, granite countertops and stainless steel appliances in the kitchen, and a covered rear patio and sizable backyard at its rear.

3128 Derby Place

Located on the north side of the Fair Grounds Race Course, this Fairgrounds bungalow hit the market at $276,000. One of the more modestly-priced homes, this 1,029-square-foot bungalow has two bedrooms and two bathrooms. The home has an open floor living and dining room, soaring ceilings, and hardwood flooring. Ample off-street parking is available at its side. At the rear of the home is a large backyard and an uncovered patio.
