Using price per square feet to evaluate cost of housing

Over the last few months, our friends at NeighborhoodX have analyzed house prices in New Orleans. So far, the analytics and research firm evaluated over 10 New Orleans neighborhoods in depth and released a global analysis of fifteen popular neighborhoods in the city.

Today, NeighborhoodX revisited the Lower Garden District Neighborhood. As of June of 2017, the current average listing price in the neighborhood is $288. This past May, the Lower Garden District house prices averaged $265 per square foot, ranking as the eighth most expensive neighborhood in the city.

731 St. Charles Avenue unit #208 ranks as the most expensive property for sale in the Lower Garden District, priced at $586 per square foot. Currently under construction, the LGD condo has two bedrooms, two bathrooms and 920 square feet. HOA dues are $434/month. Construction will be completed in spring of 2018.

1418 Terpsichore Street

Considering price per square foot, this apartment complex located on Terpsichore Street ranks as the least expensive listed property, priced at $140 per square foot. Slit across five apartment units, this LGD complex has six bedrooms, 6.5 bathrooms, and 5,690 square feet. While in need of TLC, this home has its original wood floors and classic high ceilings.

This past May, NeighborhoodX released data on the 10 least expensive homes in the Lower Garden District. House prices ranged from $100,000 to $320,000.
