Using price per square feet to evaluate cost of housing

Over the last few months, our friends at NeighborhoodX have analyzed house prices in New Orleans. So far, the analytics and research firm evaluated over 10 New Orleans neighborhoods in depth and released a global analysis of fifteen popular neighborhoods in the city.

Today, NeighborhoodX revisited the Irish Channel. As of June 2017, the average price per square foot is $271. In May of 2017, the average price per square foot in the neighborhood was $262, nine dollars less than this June.

In its global analysis, NeighborhoodX ranked the Irish Channel as the 7th most expensive neighborhood in New Orleans.

This Creole cottage overtook 2530 Laurel Street as the most expensive house in the Irish Channel. Priced at $391 per square feet. At 1,175-square-feet, this home has two bedrooms and two bathrooms. Renovated and designed by Rachel Taravella, this home has a Chef’s kitchen, custom cypress cabinetry, 12 foot ceilings, and pine flooring. The asking price is $459,000.

503 Washington Avenue dominates the least expensive end of the analysis, priced at $135 per square foot. Measuring in at 2,404 square feet, this three-story condo has four bedrooms and four bathrooms. Its most notable features include its decked out kitchen, complete with granite countertops, stainless steel appliances, and its butler’s pantry.

In May, NeighborhoodX released research on the least expensive properties in the Irish Channel. The home prices ranged from $209,000 to $369,900.
