June 2017: Evaluating the Faubourg Livaudais neighborhood price range

Looking at price per square foot to evaluate the cost of housing in NOLA neighborhoods

Over the last few months, our friends at NeighborhoodX have analyzed house prices in New Orleans. So far, the analytics and research firm evaluated over 10 New Orleans neighborhoods in depth and released a global analysis of fifteen popular neighborhoods in the city.

Today, NeighborhoodX visited the Faubourg Livaudais Neighborhood. In June of 2017, the average price per square foot in the neighborhood is $216.

2617 St. Charles Avenue

The most expensive home in the neighborhood is 2617 St. Charles Avenue unit #2617. Priced at $437 per square foot, this home has three bedrooms, 2.5 bathroom, and 3,432 square feet. Bells and whistle include an oversized sitting porch, plaster medallions, chandeliers, and grand traditional living and dining room spaces. HOA dues are $1,156/Month.

On the lower end of the analysis, this duplex-converted-single home asks $52 per square foot. In dire need of TLC, this home has four bedrooms, two bathrooms, and 1,716 square feet. With a listing price of $90,250, the home is $244,750 less than the neighborhood media average of $335,000.

A subdistrict of Central City, Faubourg Livaudais is bounded by Lasalle Street and Simon Bolivar, Washington, Jackson, and St. Charles avenues.
