June 2017: West Riverside neighborhood price range

Rivals the Lower Garden District in terms of pricing

Over the last few months, our friends at NeighborhoodX have analyzed house prices in New Orleans. So far, the analytics and research firm evaluated over 10 New Orleans neighborhoods in depth and released a global analysis of fifteen popular neighborhoods in the city.

Today, NeighborhoodX analyzed West Riverside. As of June of 2017, the average price per square foot in the neighborhood is $264. The West Riverside price range measures close to the Lower Garden District, which has an average of $265 per square foot as of May 2017.

5811 Tchoupitoulas Street

The most expensive property in West Riverside, 5811 Tchoupitoulas Street, also happens to rank as one of Curbed NOLA’s most distinguished shotguns. Priced at $425 per square foot, this quaint neighborhood shotgun has two bedrooms, 2.5 bathrooms, and 1,000 square feet. Highlights include tall 11-foot ceilings, heart of pine flooring, a courtyard, and a detached guest home.

706 Jena Street ranks as the least expensive property in West Riverside, priced at $177 per square foot. Measuring in at 3,240 square feet, this two story double has five bedrooms and two bathrooms. The owners unit, which utilizes both stories of the home, has three bedrooms, one bathroom, and formal living and dining spaces. The secondary unit currently rents for $750/month.

The West Riverside neighborhood is roughly bounded by the Mississippi River, Audubon Park, Magazine, Tchoupitoulas and Webster streets, and Napoleon Avenue.
