Over the last few months, our friends at NeighborhoodX have analyzed house prices in New Orleans. So far, the analytics and research firm evaluated over 10 New Orleans neighborhoods in depth and released a global analysis of fifteen popular neighborhoods in the city.
Today, NeighborhoodX visited Gentilly. In June of 2017, the average price per square foot in the neighborhood is $126. Gentilly ranks as one of the least expensive neighborhoods to purchase a home in New Orleans.

1735 Lakeshore Drive
Located in the Lake Terrace sub-district, 1735 Lakeshore Drive ranks as the most expensive home in Gentilly. Priced at $296 per square foot, this home has four bedrooms, 4.5 bathrooms, and 6,411 square feet. Highlights include the home’s lush, landscaped front lawn, magnificent 15-foot ceilings, grand formal rooms, and a double-sided fireplace. An expansive wooden deck, pool, and Jacuzzi are located at the rear of the home, overlooking Lake Pontchartrain.
1659 Pleasure Street, a multi-family property, dominates the lower end of the analysis. Priced at $67 per square feet, this 2,200-square-foot home has two separate units, each with two bedrooms and one bathroom. Located near the Dillard University area, the first and second floor units are currently occupied, renting for $900/month.
The Gentilly district is bounded by Lake Pontchartrain, the Industrial Canal, Interstate-610, and Bayou St. John. Gentilly incorporates eight sub-districts including: Lake Terrace, Pontchartrain Park, Gentilly Woods, Gentilly Terrace, Dillard, St. Anthony, and Fillmore.
