First look inside Lower Garden District’s Residence Josephine condominium

Prices rated as 25 percent lower than median price of LGD homes

This past May, the developer of Residence Josephine announced it is nearly finished with its new four-story condominium. With only a few finishing touches to go, it recently listed eight units for sale.

Located at 2100 St Thomas Street, Residence Josephine sits in the St Thomas neighborhood, a subdistrict of the Lower Garden District. The four-story unit is near Tchoupitoulas Street and sits across Boettner Park.

The completed condominium has 28 two-bedroom units, starting at 977 square feet. Right now, eight condominiums have hit the market, starting at $299,500. HOA dues range between $263 and $271/month.

The developer planned the home prices to be at least 25 percent less than the median price of the Lower Garden District, which Nola.com rated at $419,000 last April.

One of the most expensive units at Residence Josephine, listed at $317,205, has 1,007 square feet and is located on the second floor. Highlights include its open floor living room, quartz countertops, GE appliances, and stacked washer and dryer.

Amenities include a large saltwater pool, cabana, lounging areas, elevator, and one secured parking spot per resident.
