New Orleans: Lower Garden District’s least expensive homes August 2017

You can make the LGD your new home for just over $150,000

If you kept an eye out of house prices in the Lower Garden District since last May, you may be surprised.

This week, analytics and research firm NeighborhoodX revisited the Lower Garden District to find the neighborhood’s least expensive homes. Based on data from this August, the least expensive homes range from $154,500 to $319,000. This past May, the least expensive home in the LGD was priced at $100,000.

In Curbed NOLA’s map of 17 neighborhoods ranked from least to most expensive, NeighborhoodX rated the Lower Garden District as the 7th most expensive neighborhood, just behind West Riverside.

1224 St Charles Avenue #215 reigns as the least expensive home in the Lower Garden District, priced at $154,500. This 422-square-foot condo has one bedroom and one bathroom. Highlights include a small open floor living room, reserved parking, and a shared exercise facility. HOA dues, which are $390/month, include all utilities, basic cable, and internet.

1329 St Andrew Street #9 sits as the most expensive home on our budget list, priced at $319,000. More than twice the price of its St Charles counterpart, this condo measures in at two bedrooms, two bathrooms, and 1,093 square feet. It has exposed brick, stainless steel appliances, and a beautiful shared courtyard. HOA dues are $385/month.
