Over the last few months, our friends at NeighborhoodX have analyzed house prices in New Orleans. So far, the analytics and research firm evaluated over 10 New Orleans neighborhoods in depth and released a global analysis of seventeen neighborhoods in the city.
Today, NeighborhoodX visited Faubourg Livaudais. This August, the research and analytics firm values the neighborhood’s average at $212/square foot. This past June the average price per square foot in the neighborhood was $216. In comparison, NeighborhoodX has recently valued Treme at $216/square foot.
2323 St Charles Avenue ranks as the most expensive home Faubourg Livaudais, priced at $369/square foot. Measuring in at 2,548 square feet, this three-story townhouse has four bedrooms and two bathrooms. Highlights include its two covered porches, balconies, and its spiraling staircase. The asking price is $940,000.
This two unit home located on Jackson Avenue ranks as the least expensive home in the neighborhood. Priced at $106 per square foot, this home have seven bedrooms, four bathrooms, and 3000 square feet split between two units. The first unit, which has four bedrooms and two full bathrooms, rents for $1,200/month. The secondary unit has three bedrooms and two full bathrooms and rents for $1,000/month. The asking price is $317,000.
A subdistrict of Central City, Faubourg Livaudais is bounded by Lasalle Street and Simon Bolivar, Washington, Jackson, and St Charles avenues.
