A $50 million mixed-use development planned for Warehouse District

Developers are leasing retail space ahead of 2019 completion date

Late last year, Woodward Interest and Audubon Capital Partners initiated a joint venture to build a 307,000 square-foot development. The proposed building will have 197 apartments, and over 17,000 square-feet of retail space.

Construction will start in Fall of 2017, with a preliminary opening of retail space starting in early 2019.

Listed by Stirling properties, the developers will lease retail space annually, starting at $38/square foot. Right now, six retail spaces are available, ranging from 486 square feet to 4,107 square feet. Canal Street Beat report this price as some of the highest rates in the city.

The development, which will be addressed as 730 Julia Street, will have a mix one one- and two-bedroom apartments and over 140 off-street parking spaces, according to information documented at City of New Orleans’s One Stop.

The current location is now a ground-level parking lot, warehouse, and historic carriage house. While the warehouse will be demolished, the carriage house will be incorporated into the final design of the development (the duo got approval from the downtown HDLC this past December).

The planned development will sit across from the Crescent City Farmers Market and two blocks from Lafayette Square.

Trapoline-Peer will serve as the architect and Woodward Design + Build will serve as the general contractor.
