The least expensive homes for sale in the Lower Garden District

Starting just under $170,000

This week our friends at NeighborhoodX have found the 10 least expensive homes for sale in New Orleans’s Lower Garden District, which all have asking prices under $310,000. In its January 2018 analysis, NeighborhoodX found the average home in the Lower Garden District to cost $286/square foot, which is the same in Uptown New Orleans.

Starting just under $170,000, these homes range from 532 square feet to 1,340 square feet.

This planned second-floor condo at 1585 Tchoupitoulas Street ranks as the least expensive home in the Lower Garden District, asking $169,000. Priced at $238/square foot, this 532-square-foot-condo will have one bedrooms and one bathroom. It will come with a fully-furnished kitchen, in-unit washer and dryer, concrete flooring, and floor to ceiling windows. Planned for 2019, there’s no mention on this unit’s condo fees.

1325 St. Mary Street Unit B.

For $309,900, you can buy this second-floor condo at 1325 St. Mary Street. Priced at $238/square foot, this 1,300-square-foot home has one bedroom and one bathroom. It has an open floorplan, tall windows, and recessed lighting. Its airy kitchen has granite countertops, stainless steel appliances, and updated cabinets. This home also comes with assigned off-street parking. HOA dues are $317/month.

”It is worth noting that the largest and most expensive unit on a dollar basis, 1325 St. Mary St., Unit B, is actually the most affordable on a per-square-foot basis,” said Constantine Valhouli, Director of Research for NeighborhoodX. “And the same in reverse, too – the smallest and most affordable unit on a dollar basis, 1585 Tchoupitoulas #201, is the second-most expensive on a price per square foot.”
