A renovated West Carrollton cottage wants $350K

The 75-year-old cutie sits in a super convenient corner of New Orleans

Cottage behind trees and landscaping

It’s not quite Mid-City. It’s not quite Hollygrove. It’s not quite Riverbend. But somehow, West Carrollton combines the best of all these neighborhoods. Situated on a tidy fenced lot at 8518 Pritchard, this 75-year-old cottage is five blocks from Carrollton Avenue and one block from Earheart Boulevard, which means it’s about a 15-minute drive from almost anywhere in the New Orleans metro area.

The 1,660-square-foot home was renovated in 2014. Its charm begins the minute you step through the fence onto the shady, landscaped front yard, where a vine-hung garden arch and deep front porch welcomes visitors.

Inside, the three-bedroom, two-bathroom abode cleaves to a fairly standard floorplan among converted shotgun doubles: one side is a long, narrow open living area consisting of a den and kitchen. Hardwood floors are present throughout. Granite-topped counters, a subway tile backsplash, stainless steel appliances, and modern glass pendant lights bring a stylish edge to the kitchen.

In the rear of the living area, glass French doors overlook the fenced backyard, which also has a small deck. Two exposed brick chimneys lend texture to the area.

The asking price is $350,000.
