There’s a new luxury condo development in Mid-City—and if you think that sounds oxymoronic, you are probably not alone. Shotguns, bungalows, and unpretentious two-story homes comprise the bulk of the housing stock in the centrally located, middle-class neighborhood.
By contrast, the townhomes in 37Hundred Bienville’s gated complex look like condos you’d find in the Warehouse District or the CBD, thanks to their balconies, contemporary design, and $500,000-plus price tags,
That’s not to say they’re an unwelcome addition to the neighborhood, which has undergone a sea change in recent years. The glossy new University Medical Center, the Lafitte Greenway, and a smattering of new strip malls (dubbed “Little Metry” by some commenters) have joined Mid-City’s stalwart players (Angelo Brocato, City Park, Rock ’n’ Bowl) to create an area that’s attractive to developers.
The complex has 20 condos, each with a two-car garage and two private balconies. Every 2,169-square-foot unit has three bedrooms and two-and-a-half baths. The first floor includes the garage and a “bonus room” with a closet; the second floor is where you’ll find the open living area and kitchen; and three bedrooms occupy the third floor.
The condos have all the luxe finishes one would expect, from quartz countertops and hardwood floors to porcelain tile showers and stainless-steel appliances. They’re also positioned close to the Canal streetcar line and the Lafitte Greenway—so it’s definitely feasible to use that two-car garage for, say, a rehearsal space or a home yoga practice.
