In the French Quarter, a Victorian double shotgun asks $575K

Private courtyards, a porch, and rental income

In a landscape filled with shotgun conversions, it’s refreshing to find a Victorian double with its multi-family footprint intact. Perched in the French Quarter a block from the Rampart Street streetcar line and two blocks from Armstrong Park, this abode enjoys proximity to nightlife and public spaces, but it also offers outdoor living via its front porch and courtyards.

Each unit at 931-33 Toulouse Street has its own private courtyard, and each has two bedrooms and one bathroom. In the owner’s unit (pictured below), a transom-topped front door leads to a sunny living room with an original brick fireplace, wooden floors, and floor-to-ceiling windows.

Pocket doors divide the living area from what could be a bedroom, office, dining room...such is the flexibility of a shotgun. Beyond that room, find another bedroom (also with a brick chimney). A kitchen with a tiled backsplash, stainless-steel appliances, and more exposed brick occupies the rear. So does a luxe bathroom with a glass enclosure shower and a pedestal sink.

The double covers 1,728 square feet, making each side approximately 864 square feet. One side has a tenant, and rent will go a long way in paying down the home’s $575,000 price tag.
