Pristine and airy thanks to fresh paint, new floors, and ample natural light, this apartment sits on a corner lot in Bayou St. John. It is one half of an owner-occupied shotgun double and includes a washer and dryer. There’s one bathroom and one or two bedrooms, depending on how you want to use the space. Pets are allowed on a case-by-case basis, and rent is $1,250/month.

Just when it seems like every shotgun double has been converted to a ritzy single-family home, not one but two traditional gems hit the rental market. This shotgun (also half of a double) sits at 1123 Mandeville Street, a prime Marigny address that places the home right by St. Claude Avenue. Its 850 square feet include a living room, kitchen, two bedrooms, laundry room (with washer and dryer) and a bathroom in the rear, plus a shared courtyard. The price tag is $1,250/month.

Bienville Basin is one of the better-kept secrets when it comes to affordable living in close proximity to the French Quarter. The Treme apartment building is a five-minute walk from Rampart Street, the Quarter’s northernmost boundary, and just a few blocks from the Lafitte Greenway. Plus, the pet-friendly complex features perks like a fitness center, community garden, 10-12 foot ceilings, wooden floors, free parking, and stainless-steel appliances. This 687-square-foot one-bedroom asks $1,250/month.

When American Can Apartments opened in a former industrial building of the same name following an extensive renovation in 2001, it was among the first of its kind in New Orleans: a trendy collection of loft apartments ringed with amenities and anchored by retail space. Almost 20 years later, the bloom is off the rose (and the affordable units are no more), but the Mid-City location remains a prime one, and this 1,615-square-foot one-bedroom is still spacious and stylish. Amenities include a pool, fitness center, and huge windows. Rent is $1,250/month.

So far, it seems that this price point will net you a nice two-bedroom or a rather posh one-bedroom apartment—and this unit falls in the latter category, thanks to its crystal chandeliers, wood floors, rooftop pool, and fitness center. The one-bedroom, one-bathroom apartment in Gravier Place sits in the CBD, two blocks from Canal Street. It covers 589 square feet, and the rent is $1,275/month.
