For the past four months, our friends at NeighborhoodX evaluated home prices in New Orleans neighborhoods. Today, the research and analytics firmed consolidated August house prices (price by square foot) from 17 different New Orleans neighborhoods.

In the current analysis, listed homes in New Orleans range from $37 to $999 per square foot. Last July, the prices ranged between $40 and $999 per square foot.

Below, you’ll find the average, highest, and lowest price per square foot selling points for 17 neighborhoods. Each neighborhood is ranked from least to most expensive.

Priced at $146 per square foot, 9010 Hayne Boulevard listed as the most expensive property in Little Woods (a subdistrict of New Orleans East). Listed for $129,000, this shotgun has two bedrooms, one bathrooms, and 884 square feet.

7th Ward

Full of classic shotguns and cottages, this neighborhood reigns as the least expensive on the west side of the Industrial Canal.

Rated as one of the best places to ride a bike in the city, the 7th Ward just got a cool temporary bike lane.

Gentilly

Noted as the location of the Fleurty Girl founder’s home that went on sale in May, Lakeview has proven to be the neighborhood where you can consistently get a large home at a relatively low price point.

Starting this month RTA will start construction on its Cemeteries Transit Center, which may impact properties near City Park Avenue.

This past May, NeighborhoodX rounded up some of the least expensive listed properties in the Lower Garden District. Ranging from $100,000 to $320,000, the neighborhood had a surprising selection of Greek Revival condominiums.

While its common for neighborhoods in the upriver direction to be loosely referred to as Uptown, the actually neighborhood is roughly bounded by Jefferson Avenue, Napoleon Avenue, Magazine Street, and Lasalle Street.

The Marigny sits as an alternative tourist attraction, and the location of some fantastic local homes bed and breakfasts. Besides, it’s not every day that you find a giant Creole cottage bed and breakfast for sale in a neighborhood.

Garden District

It’s no secret that the Garden District has some of the oldest grandiose homes in the New Orleans. In fact, many of the homes have been passed down through several generations. Though, one fun fact is that this neighborhood is home to the most expensive listing in the city: 1415 Third Street (pictured above).

There’s no question that one of New Orleans’s most nationally acclaimed neighborhoods ranks as the most expensive on this list. With the high rise hotels, bustling nightlife, and local businesses, it’s almost surprising that there is room for actual homes. Nonetheless, homes for sale in the French Quarter, on average, are near $100 more per square foot than in the Central Business District—It’s closest competitor.
